Development Expertise for Projects That Need to Work

Vieri Group is a real estate development consultancy based in Amsterdam, working on commercial, residential, and hospitality projects across Europe.

We advise developers, investors, landowners, and operating partners who want development insight that can withstand market cycles, planning risk, cost volatility and operational constraints.

What We Do

Vieri Group advises on decisions that determine development value. We operate between investor ambition and the work needed to make a project real.

In practice, that means engaging with projects that are still taking shape, testing whether a development direction holds up, and helping clients adjust their course before commitments are locked in.

Our work is relevant when:

  • A site has potential, but the right development direction is still unclear.
  • An acquisition needs a development perspective before capital is committed.
  • A mixed-use or hospitality-led idea needs stronger commercial logic.
  • A project has momentum, but the path between vision and delivery feels fragile.
  • Stakeholders want an adviser who can connect strategy with execution.

Why Clients Engage Us

Development projects operate in shifting conditions. Markets change, approvals take longer than planned, costs adjust and partners have different tolerances for risk.

Clients engage Vieri Group because they want an adviser who can work within that environment without losing sight of the project’s purpose. We bring together deep development experience and a European perspective suited to cross-border capital and multi-market portfolios.

Our role can be summed up simply: we help clients make better development decisions before those decisions become expensive to reverse.

European Focus

Amsterdam is our base.
The work we do is European.

Capital and operators move between European cities, and projects are increasingly judged against expectations that come from more than one market. Product expectations tend to move faster than local planning and delivery conditions, which creates tension that has to be managed.

We work with clients whose mandates span multiple cities and countries, and we interpret local planning and delivery realities through that wider European lens.

About Vieri Group

Vieri Group is an Amsterdam-based development consultancy working on real estate projects where the route from idea to execution is demanding.

We are involved at stages where projects gain or lose strength. That includes concept definition, feasibility, planning strategy, product direction, and implementation planning.

We work with land, local context, capital needs, and operating demands. Our advice is tested against the realities of delivery, so it can be used in both boardrooms and project rooms.

How We Think

Projects improve when assumptions are examined early and priorities are set with care. They weaken when optimism replaces evidence.

We look at how a project will be approved, financed, built, leased, operated, and read by its market. Those questions influence the outcome long before construction starts, so they belong in the earliest conversations.

Our role is to help clients see which decisions genuinely move the project forward and which simply add complexity. That distinction matters when major commitments are at stake.

How We Work

  1. Understand the asset or opportunity

Every engagement starts with what already exists: the site, the asset, the brief, or the investment thesis. We establish the real starting position of the project and where it can gain strength.

  2. Test the development case

We then test the project against market evidence, planning context, physical constraints, cost logic, delivery requirements, and end-user demand. The goal is to expose weak assumptions early.

  3. Define the route forward

Once the development case is robust enough, we help set the next steps. That might mean acquisition planning, consultant direction, planning engagement, concept refinement, partner alignment, or implementation planning.

  4. Stay involved where it matters

Projects benefit from consistent thinking across stages. Vieri Group remains involved where our presence improves decision quality or protects the commercial logic of the scheme.

Who We Advise

We work with:

  • Developers pursuing new schemes, repositioning opportunities or regeneration projects.
  • Investors evaluating acquisitions with a development or value-creation angle.
  • Landowners exploring the best route for a site or asset.
  • Hospitality stakeholders assessing hotel or mixed-use opportunities.
  • Family offices and private capital groups with exposure to development-led real estate.

Services & Sectors

Commercial towers at dusk

Commercial

We advise on commercial projects that sit within cities and mixed-use environments. These schemes have to work for the people who use them and for the capital that sits behind them.

Our focus is on how a project relates to its location and how its offer holds up over time. We pay attention to how people move through a project and how its setting supports its commercial performance.

Residential apartment building

Residential

We work on residential projects ranging from infill sites to larger regeneration-led schemes. The aim is to build a product that the market can absorb and a project that planning authorities can accept.

We look at product-market fit, planning viability, livability, amenity strategy, and pricing logic. Together, these decisions determine how the project performs over time.

Hospitality

Hospitality developments sit where real estate and operating businesses meet. They succeed when the project is coherent from concept through operation.

Vieri Group advises on hotel and hospitality-led projects with a view to guest experience, operator reality, economics, and long-term positioning. That perspective matters when a single asset is expected to perform both as property and as brand.

Selected Engagements

Vieri Group is asked to step in when a project’s direction feels promising but fragile. The examples below show how we work alongside contractors, operators and investors to test development logic and to keep construction decisions aligned with the commercial case.

Waterfront district in Copenhagen

Nordo mixed‑use development, Nordhavn, Copenhagen

At Nordo in Copenhagen’s Nordhavn district, Vieri Group advised contractors and the wider project team on how the office, residential and hotel programme should be translated into a buildable scheme that still made commercial sense.

Vieri Group’s role was to:

  • Work with contractors and design teams to test how density and unit mix would behave once construction realities were taken into account, and to refine the hotel layout in light of operating requirements.
  • Build feasibility and viability assessments that tied revenue and cost assumptions to phasing, helping contractors see where the scheme was resilient and where it was exposed.
  • Help keep the development case intact as technical details evolved, so that construction decisions supported the long‑term performance of offices, homes and the Residence Inn hotel rather than undermining it.

Budapest cityscape

Parkside multifunctional building, Budapest

On the Parkside multifunctional building in Budapest, Vieri Group advised the general contractor and project partners as the scheme moved from an office concept to a new combination of apartments, extended‑stay hotel rooms and retail space in response to market demand.

Vieri Group’s role was to:

  • Support contractors as they restructured the project around housing and hospitality, advising on product direction and density decisions, then refining amenity priorities for apartments and the hotel separately.
  • Build feasibility and viability work that showed how revised revenue and cost assumptions would behave under realistic operation, and how phasing choices would affect performance for the apartments, the Staybridge Suites hotel and the ground‑floor retail.
  • Help coordinate development logic with the contractor and hotel operator so the building could be delivered in a way that matched investor expectations and guest experience.

Modern high-rise towers

Hafenpark Quarter sub‑project, Frankfurt am Main

Within the southern section of Hafenpark Quarter in Frankfurt, Vieri Group advised contractors and technical consultants working on two residential towers, adjacent condominiums and a 505‑room business hotel, focusing on how development strategy and commercial rationale should shape construction decisions.

Vieri Group’s role was to:

  • Work alongside contractors and technical‑commercial consultants to align the design and construction of the towers, condominiums and the hotel with the development case, making sure that choices reflected the needs of target buyers and guests, as well as conference users.
  • Build feasibility and viability analysis for residential and hotel components, helping contractors understand which phasing and specification choices supported the project’s market and operating logic.
  • Provide delivery‑side advisory input, helping coordinate key decisions and advisers so that as fit‑out and technical contracts were awarded, the overall project remained commercially coherent and capable of performing as intended.
